Suggested list of services and legal fees

  • Overall service regarding the purchase of a property in Bulgaria, including:
    • all legal checks (carried out as per the judgment of the Attorney depending on the type of the property, checks done twice - on a preliminary contract stage and on a Notary Deed stage)
    • preparation and signing the preliminary contact as well as the Notary Deed
    • payment of the purchase price in respect with the installment plan as agreed in the Contract, as well as carrying out other payments on client’s behalf in connection with the purchase of the property (like Notary deal expenses, agents fees etc)
    • written reports in English about the result of the legal checks and current status of the bank account
    • declaring the property at the Tax office after the purchase
    • tax consultancy for the purchase
      • Legal fees: 1,5 % from the actual purchase price, but not less than EUR 500 per property for Apartments and EUR 250 per property for houses or land. The legal fees are payable in two installments - 50% upon preliminary contract signing and 50% upon Title deed signing.
      • The preparation of the draft of the Notary Deed is paid separately – 150 EUR.
    • All expenses and costs connected with the legal checks and communication are included. The client pays bank commissions and fees
    • Notary fees, Stamp duty and Court fees, as well as all other expenses related to the notary transaction are payable separately by the client and are calculated for every particular deal (about 3% of the purchase price).
    • Transport and hotel expenses when concluding a deal outside of Sofia region are not included and are paid separately by the client (0.20 euro/km and 30 euro per night if the distance is more than 300 km).
    • In case the legal checks are carried out and the deal is prepared but not concluded the legal fees due are only 250 Euro
  • Registration of Ltd. Company, including:
    • preparation of all company documents
    • setting up the company capital business account
    • carrying out the court registration of the company
    • registration of the company in BULSTAT register
      • Legal fees: EUR 600. All expenses and costs payable to third parties and the court are included. The fees are payable 100% in advance
  • Changes in Ltd. Company registration, incl. Change of company address, capital, partners, name, representatives as follows:
    • preparation of all company documents
    • carrying out the court registration of the company
    • registration of the changes in BULSTAT register
      • Legal fees: EUR 200. All expenses and costs are included, except for the state and court fees, which are paid separately by the client and calculated for every particular case. The legal fees are payable 100% in advance
  • Residence arrangements, as follows:
    • preparation of the documents needed and consultation for receipt of visa type D
    • preparation of the documents needed and consultation for receipt of extension of the visa i.e. long- term residence for 1 year
      • Legal fees: EUR 300 for the main applicant and EUR 150 for dependants
    • for arrangements to re-apply for extension after the 1st year of residence
      • Legal fees:EUR 150 per person for 6 months period. The client pays all expenses and costs payable to third parties and the government
  • Visa type "C" arrangements, including
    • Preparation of the documents needed and consultation for receipt of visa type C; Legal fees: EUR 100 for the main applicant and EUR 100 for dependants.
  • Annual financial statements for non-operational companies and tax declaration. Accountancy fees: EUR 220
  • Legal or Financial Consultation:
    Legal fees: EUR 25 per commencing hour
  • Administrative services or bank operations:
    Legal fees: 15 Euro per transaction.
